Hand-over guide

Property hand-over requirements

Everything you need ready for the final inventory appointment for a smooth hand-over.

1

Request the final inventory appointment

You must request the appointment ten (10) days before the hand-over date, so there's availability on the schedule.

The property must be presented in the following condition:

  • It must be completely vacated.
  • Fully clean: floors, bathrooms, kitchen, stove, range hood and oven.
  • Walls must be clean and patched, with no anchors or nails; if you changed the paint color, you must restore it to the original.
  • The contract holder or an adult must be present at hand-over.
  • If your contract ends at 6 months or earlier, you must hand over the property freshly painted.
  • If the hand-over is due to an indemnity payment agreement, you must have already deposited the corresponding amount before requesting the appointment.
2

If you live in a gated community, request the moving letter

You can request it through either of these channels:

3

EPM and additional utilities

On the day of the inventory appointment you must have ready:

  • The cancellation or transfer confirmation number for your personal internet, TV and phone packages.
  • Any financing or credit taken out on the utilities account must be paid off or withdrawn.
  • Utility bills up to date.
  • The EPM provision deposited — we provide it one day before the appointment, since EPM bills 30 to 60 days in arrears and you must cover utilities until the hand-over date.

Keep in mind

  • The real estate advisor is not obligated to receive the keys if there's money owed or repairs pending.
  • Rent is charged until the day the keys are received.
  • Damage that hasn't been reported to maintenance is the tenant's responsibility.
